Brushy Creek is one of the older communities in the area. Great Oaks and Spanish Oak Terrace date to the mid-1970s, and neighborhoods like Woods of Brushy Creek, Fern Bluff and Cat Hollow were built through the late 1980s. Stone Canyon followed in the mid-1990s. That means many homes here have been through several air conditioners, and plenty still have attic ductwork, gas lines or electrical panels from when the house was built. We look at the whole system before recommending anything.

Replacing an older system the right way

A lot of Brushy Creek homes are on a system installed in the 2000s or earlier. If yours uses R-22 refrigerant, every repair that involves refrigerant gets more expensive, because R-22 is no longer made. When it's time to replace, doing it right matters more in an older house than in a new one.

  • Size it for the house you have now. Many homes here have new windows, added insulation or a closed-in patio since the original AC went in. We run a Manual J load calculation instead of copying the old unit's size.
  • Check the ducts before the new unit goes in. A new high-efficiency system can't perform through crushed or leaky 1980s ductwork.
  • Check the furnace and gas connections. Older gas furnaces and flex connectors deserve a safety inspection. Sometimes a heat pump is the simpler choice.
  • Match the indoor and outdoor units. Pairing a new condenser with an old coil saves money up front and costs more later.

Big trees, dirty coils

Brushy Creek's mature live oaks and creekside trees are part of what makes the neighborhoods so pleasant. They're also hard on outdoor AC units. Leaves, oak pollen and cottonwood fluff pack into condenser coils each spring, and a clogged coil makes your AC run longer, cost more and fail sooner on hot afternoons.

A spring tune-up includes a proper coil cleaning. Between visits, keep at least two feet of clear space around the unit and rinse the outside of the coil gently with a garden hose, from the inside out if you can, never with a pressure washer.
