Ways to reduce risks of clogs and water leaks or damage
– Keep air filter clean: replace every 90-120 days depending on our system and environment. This simple and inexpensive action extends your system life, cleans your air better and does not provide much food to the bacteria which typically grow inside AC condensate lines
– Pour 1 cup bleach mixed with 4 cups water in the condensate drain, the one usually before the P-Trap. If your system does not have such an option you can contact us for having this cleaning port installed for your system. Wait about 30 minutes and then pour about 1 gallon of water in the same drain port. Water shall flow smoothly and reasonably fast. Say 30-60 secs to pour one gallon.
– If your AC drains under a bathroom sink (majority new homes use this system) please pay special attention that your sink drain never gets clogged or your house may get flooded badly. Seen a few major damages which ended up replacing floors, ceilings and more. Regularly use some drain cleaning products designed for those bathroom drains or have a plumber recommend you something.
