These are mechanical and electrical components exposed to high temperatures, humidity, spores, vibrations and more.
In addition to this, HVAC is the biggest energy hungry equipment in your house. Likely, all your appliances are not getting to compete with what your air conditioning system uses, energy wise.

Without proper regular thorough maintenance, your system is going to use more energy, fail in the worst moment of the summer or winter, and have a shorter life. Or even worse – create a health hazard or damage your house – i.e. fallen ceilings, wet soaked hardwood floors, mold, etc.

Included in the maintenance activities are:

  • Verify air filters, replace with customer provided filters. Recommend better filters for our customers.
  • Wash outdoor condenser coil with water or approved chemicals. Water hose bib shall be available nearby.
  • Check refrigerant levels by strictly following EPA rules and regulations. Refrigerant service is billed separately at a discounted rate (5-10% off)
  • Inspect electrical connections within the HVAC system from the disconnect onwards. Tighten connections as needed to ensure proper operation and safety.
  • Verify electrical functionality of system components, including their actual vs nominal values. Will inform customer if any need replacement.
  • Verify HVAC electrical breakers and disconnects.
  • Inspect of indoor coils whenever is possible, without disassembling the equipment beyond removing its access panel. Some indoor unit access panels are not easily removable for service, thus excluded.
  • Flush condensate line with water/ treat with chemicals. Unclogging severely clogged condensate lines is charged separately as amount of work falls in the repair category and may require plumbing work.
  • Verify the float switches (flood prevention mechanism is functional) – simulated test.
  • Check thermostat operation and calibrate Temp and RH% if desired, and possible
  • Inspect accessible ductwork for air leaks.
  • Assess overall system performance; Provide customer with digital report or snippets of the measurements taken, interpretation and recommended actions.
  • Clean flame sensor, inspect and clean gas burners, verify safety mechanisms are in place.
  • Verify and adjust gas pressure for optimal performance; Verify for gas leaks at/ near the furnace.
  • Optional: Perform combustion analysis to ensure furnace performs as per specs and is safe to operate. Measure carbon monoxide concentration inside the home. Max allowed 9ppm
  • Inspect system for compliance with applicable building codes. Advise customer of deficiencies.
  • Provide you with free phone support (08:00-22:00). Sometimes a good and timely advice can save the day or the night!
  • 5-10% discount on majority of repairs done as part of maintenance; depends on plan type.
  • Free portable loaner HVAC system or heater if your systems cannot be fixed during a significant weather condition. Subject to availability and other conditions (road/ weather, etc).

Note: systems in very poor condition may require additional work for bringing them to a condition we can further maintain. Free assessment during initial visit.
